The site, which is owned by Deco Design & Build Ltd, is located off Orangery Lane to the north of Eltham High Street.

The site is immediately to the west of the Marks and Spencer car park and to the north of TK Maxx. Along the western edge of the site is the Merlewood Place path which is uninviting and rarely used.

On the site currently is a two-storey industrial building and small forecourt in a poor state of repair.

The landowners and the project team believe that currently the site is unattractive and offers Eltham very little. Development of the site could bring great improvements to the area.

The Royal Borough of Greenwich recently approved a residential development on the other side of Merlewood Place and the new proposals have been redesigned to complement this new development.
